Heimstaden is using OpenAI tools across its residential property business, saying AI now supports pricing, advertising, ad review and market feedback in its letting process.
- The operator chose OpenAI in June 2025 after evaluating several platforms, with a stated goal of giving employees better tools while reworking the processes at the heart of the business.
- In the Netherlands, the cost of a virtually staged property image has dropped from about €50 to under €0.10, a reduction of more than 99%, and Heimstaden puts the annual savings potential at €130,000 in that market alone.
- An environmental sustainability analyst without a software development background used Codex to clean and standardise scattered data, assessing 20,112 assets and generating more than six million rows; the work that would have taken five people a year is estimated at two people for two months.
- After ChatGPT Enterprise launched in September 2025, half of employees were using it within two to three months, under rules that keep employees responsible for reviewing AI-generated content and approving decisions.
- Heimstaden says a central transformation office and a network of AI champions coordinate larger initiatives, while its three stated pillars are employee training and tools, that central team, and readying property systems and data models for AI.
